Happy New Year! As we move into 2026, one of the biggest questions I’m hearing is:
what is the real estate market going to look like this year?

The honest answer? No one has a crystal ball—but based on what I’m seeing on the ground, recent expert insights, and early market activity, we can make some smart, informed predictions.

Over the past few weeks, I’ve been listening to a lot of real estate and economic podcasts and attended a recent economic summit hosted by the local Association of Realtors. Three market experts shared their outlook, and for the most part, their predictions closely matched what we’re already seeing across Metro Denver and the Front Range.

A Flat Market — With More Activity

The general consensus is that home prices are likely to remain relatively flat in 2026. That doesn’t mean the market is slow—it simply means we’re not expecting dramatic price spikes.

What is expected, however, is a higher number of closed transactions. In other words, more homes changing hands, even if prices aren’t jumping significantly.

As interest rates continue to come down slightly, we’re already seeing the buyer pool expand. More qualified buyers are stepping back into the market, which naturally leads to more activity and competition for well-priced homes.

Early 2026 Activity Is Already Picking Up

The first few weeks of the year have been especially interesting. Recently, I was showing homes to buyers when a beautiful property hit the market in Highlands Ranch—a highly desirable community with a great floor plan.

My clients knew they didn’t want to lose it, so we made a move and got the home under contract before the open house. That turned out to be the right decision, because the open house was extremely busy.

This type of activity is becoming more common across the Front Range.

The Best Homes Are Selling Fast

One trend that looks very similar to last year is this:

The best properties are going under contract the first weekend.

Homes that are:

  • Priced correctly

  • Well-prepared and professionally presented

  • Located in desirable neighborhoods

are typically selling fast—often within days.

What This Means for Sellers

If you want your home to sell quickly and for strong terms, it’s critical to make your property stand out and price it appropriately from day one.

What This Means for Buyers

Buyers still have excellent opportunities right now. With interest rates easing and inventory available, you can find great homes—but you need to be prepared to act decisively.

Buyer Incentives and Seller Credits Are Back

Another important factor in 2026 is financing flexibility.

There are many lender incentive programs available right now, including:

  • Rate buy-downs

  • Special loan programs

  • Creative financing options
