Why are estate sales good purchases?
I personally love estate sales and see them as a good investment especially in Denver's up and coming neighborhoods. I think estate sales are a better buy than bank-owned, foreclosures and short sales or otherwise known as distress sales. Distressed sales typically have years of deferred maintenance because the home owner did not have the money to make the necessary repairs to properly maintained the home. Many estate sales have a new or newer roof, new furnace and typically the home does not have any plumbing or electrical issues. Estate sales however are typically very dated which scares off many potential buyers so the price of an estate sale will be much lower than what some consider a move in ready home.
Why would someone want to purchase a home that is very dated?
Just because a home is completely dated does not mean you need to completely remodel the home before moving in. For example we have all seen an old bathroom with a pink tub and pink tile half way up the wall. At first glance you are probably thinking where do I start? A quick and affordable fix would be to paint all the walls; I personally would try to match the old pink with some new modern colors, ask your local designer or paint shop for help. Next re-glaze the tub white. If the old tub has glass sliding doors I would remove and add a modern looking shower curtain with matching towels and floor mats. Next update all the light fixtures in the bathroom with something modern. For less than $1,500.00 your bathroom will be cute and livable.
What about the kitchen?
The first step in a quick little kitchen remodel would be to change the finish of cabinets with vibrant and contrasting colors. Painting the bottom cabinets dark and the upper cabinets white gives a sleek and modern look. Replace the dated lighting with newer CFL or LED and save on energy in the process. Add a fresh coat of paint to the walls and ceiling and you should not exceed a $2,500.00 budget.
