The Denver housing market has been shifting over the past year, and many homeowners and buyers are wondering the same thing: is it a buyer’s market or a seller’s market right now?

Over the past couple of months, I’ve been chatting with friends, clients, and pretty much anyone who will talk real estate with me.

The general feeling out there seems to be that it’s not a great market for sellers right now.

People are noticing that some homes in their neighborhoods are taking longer to sell, and that sellers aren’t always getting the same prices they were seeing three or four years ago.

Being the real estate nerd that I am, I decided to dig into the numbers a bit instead of just going with the general vibe.

Technically speaking, if we look at months of inventory, we’re still in what would traditionally be considered a seller’s market. At the same time, in many situations, it can feel a lot like a buyer’s market.

So I took a closer look at my own closings from the last couple of months and asked myself a simple question:

Did these behave like buyer’s markets or seller’s markets?

The Answer Right Now: A Little Bit of Both

The answer was… both.

About half of the transactions played out like a buyer’s market. Buyers had leverage and were able to negotiate favorable terms.

The other half felt very much like a seller situation where the seller had the upper hand and things moved quickly.

What This Means for the Denver Housing Market

What this really tells me is that the market right now is very specific. It depends on the home, the price point, and the location.

Because of that, it’s tough to make a blanket statement about the entire market.

Every home — and every neighborhood — is behaving a little differently right now.

Some homes are still selling quickly and receiving strong offers, while others are taking longer and requiring more negotiation.

Financing options can also play a role in how competitive buyers are in today’s market. I wrote more about current loan programs available for Denver Metro buyers here.

That’s why broad headlines about the housing market don’t always tell the full story.
