If you are thinking of selling your home, now is the best time to act! Selling in a seller's market with inventory near historic lows will result in higher sale prices and more money for sellers. The problem is many sellers are worried they will not find another home and will be homeless. In this two part blog I will give you tips on selling your Denver home and a plan to find your replacement home.

 

Select a broker 

Because the market is hot many sellers are deciding to sell their home without a broker- the For Sale By Owner (FSBO) method. The National Association of Realtors state that 89% of For Sale By Owner sellers end up listing with a broker before getting their home sold. When selling your home I highly recommend using a full service broker which will cost roughly 6% of the sale paying the listing broker and the selling broker.

A full service broker will stage your home, use professional photography, provide professional qualify marketing materials, have an online marketing campaign, host multiple open houses, and negotiate on your behalf.

What I have found after moving to a full service Real Estate company is our listings sell faster and for more money than a cut rate brokerage firm. The additional money spent on a full service broker the seller will get back in a higher sales price with fewer headaches.

Get Ready

When your home goes on the market, you’ll need to make sure it is presented in the best way to sell.  Details such as making sure the entryway looks its best (freshen up the front door, clean the walkway, trim hedges, etc.); a fresh coat of paint; eliminating interior clutter (store personal mementos); new hardware and polish on older cabinetry; clean windows and other fine touches will help your home to shine and to sell. Pricing and Appraisals


In this low inventory market homes are selling over the most recent comparable sold home. It is very important to price the home where it can appraise. If you get into a multiple offer situation the highest offer many not be the best if the buyer is putting the least amount of money down. If you take the highest offer and the home does not appraise and the buyer does not have additional money to put down the seller will be forced to lower the price or put the house back on the market.


Selecting the Best offer


It is best to take an offer where the buyer is financially qualified and can be flexible moving in. You want buyer who is willing to wait 50-70 day before moving in. Something to consider, if you don’t find something are you going to regret selling? If so you will want a clause that states the contract is contingent on seller finding a replacement home. If you have to move and are confident you will find a replacement home then you can set up the contract with a 30 day close and 3-6 rent back.
