I have noticed that my buyers spend twice as long in a staged home that will not fit their needs simply because they feel comfortable.  I had a family looking to purchase a three-bedroom home but considered a two-bedroom home because it was staged correctly.

STAGING MISTAKES

Some sellers prefer to do home staging themselves to save on costs. This might not be the best option. Here are some of the most common staging mistakes homeowners make when selling their home.

  • Not having the house professionally cleaned- Buyers notice dirt and odors! 
  • Too much/ too little accent pieces- While the most common advice for home sellers before putting their home on the market is decluttering, too much or too little stuff will make the room small and uninviting. Buyers should see how to use the space when they walk inside a room.

  • Wrong paint color- Your favorite bold/dark color on your wall might be a prospective buyer's worst nightmare. Think white and beige colors are boring? There is a wide range of colors that can be used when staging a home. 
  • Family Photos - Family photos are a distraction, you want a potential buyer to picture living in your home and not trying to figure out if they recognize you. I once had a client walk through a home and notice he went to high school with the seller. At that point, he was no longer interested in the home.

 

STAGING NIGHTMARES

#1. I personally believe all staging should be done by a professional with newer furniture and wall art. I showed a home once and the agent (I’m hoping it was an agent and not a professional stager) used blowup furniture for couches and beds. When we showed up a week after the home was listed half of the furniture deflated. Not only did this hurt the sale of the house I felt the seller was scammed into thinking the home would be professionally staged.  

#2. A couple of months ago I showed an estate sale where the home was staged with 40-year-old furniture left behind from the owners. Old furniture only makes a house look more dated, if they would have used new more modern furniture the buyer could possibly have pictured what their furniture would look like in the home.

When a house is properly staged the home will be free of clutter, family photos removed, the furniture will be arranged to maximize the space is each room, the light will fill the home and the home will be very clean.
