Finding A Replacement Home In The Denver Metro

 With a low inventory market, I know my sellers’ homes will sell fast, so I’m doing market education (touring homes to get a feel for the market) before listing. The purpose of this is to speed up the buying process once the home goes under contract.

Many buyers and sellers are asking when they can expect more listings to hit the market. I wish I knew. Our office is being as proactive as possible in this low inventory market.

My advice is to:

  1. Email other brokers and other real estate offices that may have a listing coming up for one of your buyers. Our office shares "coming soon" listings. The goal is to see the listing the day it hits the market so you have a fighting chance at getting an offer in before the house goes under contract.
  2. If you have a buyer interested in a certain neighborhood or condo building, send a letter stating your buyer's needs, and maybe a seller will call you back. I sold a loft in the Flour Mill a year ago by sending a letter to the building, and I was able to find an owner wanting to sell.

Getting the seller to accept your offer

The best way to get your offer accepted is to have a strong and clean offer (if you are looking for a deal, you probably will not find one in this market), a well-qualified buyer, a buyer love letter, and a broker love letter.  I cannot overemphasize how important it is to communicate to the listing broker that not only is your buyer well-qualified, but that you are a great broker to work with. In this market, a great broker can effectively sell their buyer to the listing broker. As brokers, we are hired to negotiate good prices for our buyers, but the market has changed, and our negotiation skills are needed to get an offer accepted at a fair price. This year, I had two offers accepted where we were not the highest bidders.

 

 Moving logistics

 

No one wants to move twice. This is more expensive and time-consuming, and I have never met anyone who likes to move. But, if you want to purchase a home in this market, you should be prepared for a double move. As a broker, it is my goal to have a single move-in day, however, if you have sold your home and have not been able to find the right home, it makes sense to find a month-to-month rental instead of settling for a home you do not love. The right home will hit the market, but it might take two or three months. A POD storage container can be great for this type of situation. A POD can be dropped off in front of your house, and you can pack up your belongings and have them stored for you until you find your home.
