Recently many of my clients and friends have asked me about the neighborhood Globeville located in Denver and if I think it will be a good neighborhood to buy in. Here's the rundown:
Price & Location
Many believe Globeville is an up and coming neighborhood, however some of my colleagues do not agree, they say the noise from highway traffic and the pollution from the trains yards, industrial businesses and the smell of the Purina Dog food plant will prevent this neighborhood from turning around. What makes Globeville a possible up and coming neighborhood are the charming brick bungalows, its location relative to Downtown, future light rail stop, fun neighborhood bar Crash 45 and affordable home prices. If you are thinking about purchasing in Globeville you can expect to find a home that needs work from $60,000-$130,000 or a home move in ready from $160,000-$190,000.

A total of four new light-rail stations will be constructed in the neighborhood and the East Commuter Rail Line to DIA. Another project could remove the aging interstate viaduct over the neighborhood, burying it underground and replacing it with a sprawling park.
A new commuter rail maintenance facility in Globeville is under construction. The building and the railyard in front of it will be the nerve center for RTD FasTracks' new commuter rail lines. The three commuter rail lines and the new commuter rail maintenance facility will open in 2016. Commuter rail vehicles are larger and operate at higher speeds than light rail.
Taxi, Where Green & Innovation Meet
TAXI is named after its former use as a Yellow Cab depot. It has now been transformed into a modern residential and mixed-use property and is home of a number of full time residents and over 80 creative businesses. The campus, which is still expanding, is made up of six buildings and amenities, including a fitness center, cafe, coffee shop, salon, early childhood education center, outdoor cinema, one-of-a kind pool and community garden, which are designed to keep the community connected. Opposed to living in the city within a cramped apartment complex with little access to growing food and digging in the dirt, this mixed-use community incorporates an organic, raised garden in the back.
Fuel cafe, located on the east side of Taxi's condo building, is a must visit resto & bar and considered as one of the best in Denver.
One of the biggest issues residents face is poor air quality. Globeville has the worst air quality in the Denver metro area. Some residents get frequent headaches and eye irritation from the pollutants in the air caused by the heavy traffic on I-25 and I-70. Many diesel trains in the neighborhood will sit and idle for hours on end and the great smells from the Purina dog food plant also add to the pollution. If you read this report and google other articles written about the poor air quality in Globeville you would probably never consider purchasing in Globeville.
Does it make a sound investment to purchase in Globeville?
I think it depends on the person and what you want to achieve by owning a home in Globeville. I think someone who has a high sensitivity to air pollution should stay away from Globeville and other areas of the city that have high levels of air pollution. From a Real Estate stand point I think Globeville is safe investment and will do very well over the next 5-10 years. The affordability, location to the Downtown, location to Light Rail, walking distance to a fun and trendy bar Crash 45 , the globeville neighbor has so much charm and a ton of potential I'm very excited to see what this neighbor looks like in 5 years. I bet you a cheeseburger you will not be able to find a house under $200,000 in 2019.
Future Developments around Globeville: 25/70
A multifaceted design center drawing from Colorado and surrounding states will be created at the former Denver Post printing facility at Interstates 70 and 25( http://25-70.com/blog/). Ascendant Development Corp. will turn the 318,000-square-foot building it bought five years ago into showroom space for residential and commercial design companies, a conference center and event venue, as well as space for design studios, offices, retail and restaurants.
