Have you driven by Sloan's lake recently? The former St Anthony Central Hospital has almost been completely demolished and owner/developer EnviroFinance Group (EFG) is grinding up old concrete to be reused  in building new streets.

Denver's Development Review Committee approved the General Development Plan that would allow up to 20 story buildings along West 17th Avenue, across from Sloan’s Lake, the largest lake in Denver. EFG currently has three developers on contract to develop Phase 1 of the development. 

The development's first phase will include a boutique hotel, restaurant and apartment complex co-developed by Larimer Associates and L.C. Fulenwider; apartment and retail buildings by Trammell Crow Residential; and an office and retail center by Littleton Capital Partners and Weston Capital Corp.

The $300 million redevelopment project is named Sloans. Infrastructure will be built this spring and construction is to start by summer. When the project is complete, the seven city blocks under redevelopment will likely contain 800-1,200 new residential units and 75,000 – 150,000 square feet of neighborhood-serving office/retail space in buildings that range in height from two to twenty stories (although anything over 5 stories will have to go through a re-zoning process).

 

Opposition Viewpoints

The project has weathered controversy. Some neighborhood groups are upset with density — as many as 1,200 residential units — and building heights, some of which could rise to 20 stories. 

Developers, however, say the project will be a strong addition to the neighborhood.

 

 Personal Viewpoint

As a realtor who lives in the Highlands I'm very excited for this project to be completed as it will only strengthen North West Denver. I admit I'm a not a fan of such tall buildings in the neighborhood and feel it is a little excessive. I hope the building will be aesthetically pleasing.

New residents will get to enjoy great views of the lake. Located across one of Denver’s largest parks, it is  minutes away from the new Perry Street light rail station on the new West line.
